Loft and roof insulation grants
If your rental property has 100mm (4 inches) or less of existing insulation in the loft, you may qualify for funding for the insulation to be increased to 300mm (12 inches) to comply with current building regulations. Adding insulation to the loft space keeps warmth in and makes the home easier and cheaper to heat for your tenants. If ventilation is required in the roof space then this can be installed at the same time as the loft insulation.
Heating system grants
While boiler replacements are not covered, you can still get support for other heating options. Electric storage heaters are available if the home uses electric room heaters, has old inefficient storage heaters, or has no heating at all. These upgrades must be installed alongside solar panels, based on ECO funding rules.
First-time gas central heating grants are also offered, but only for properties that have never had a central heating system or radiators before.
Boiler Upgrade Scheme
In addition to the ECO funding scheme, landlords in England and Wales can access funding through the Boiler Upgrade Scheme. This covers £7,500 toward an air or ground source heat pump or £5,000 for a biomass boiler. There are no benefit or income requirements. The only condition is that the property must be suitable for the heating system being installed. It’s an ideal option for landlords who want to switch away from fossil fuel systems.

Who qualifies for funding, and how do you check eligibility?
To get government-backed energy grants, the tenant must usually meet certain conditions. For ECO funding, tenants may qualify if they are claiming a benefit like Universal Credit, Housing Benefit, Income Support, or Child Tax Credit. If they receive Child Benefit alone, their income must be below a set threshold based on how many children live in the home.
There’s also an alternative route called Flexible Eligibility. This allows local councils to approve funding for households that don’t receive benefits but still face high energy costs. Your tenant may qualify if the total household income is under £31,000; or if someone has a long term health condition made worse by cold weather. This could include asthma, arthritis, heart problems, circulation problems, mobility issues etc.

For Boiler Upgrade Scheme grants, there are no tenant benefit rules, but the property must be suitable for a heat pump or biomass boiler.
